You are ready to sell your house now! You have spent weeks and weeks
preparing your house to go on the market. You've taken down your
personal photos. Your house is freshly painted. You've removed
everything from your kitchen counters and from on top of the
refrigerator. You make your beds perfectly every single day. The kids
toys are picked up. The dogs toys are picked up and the litter box is
hidden out of view. Heck your garage is clean and your yard is trimmed.
Sometimes you feel like your living in someone else's house.
You have done everything your Real Estate Agent has suggested. In fact,
you have gone over and above what they suggested. You watch the news,
you read the papers, you know today's real estate market is slower than
ever. But you carefully prepare and even though you "know" your house
is better than the others in your area, you price your house below the
other houses because you need to sell it now.
Great! You meet with your Real Estate Agent, sign the papers, and you
are now officially on the market. Come On Buyers! The first few weeks
are awesome! Several families come through. You receive positive
feedback about the condition of your home and you are excited. The
feedback makes you think that this isn't going to be so bad and you are
hopeful that maybe you'll receive an offer real soon.
But then several more weeks go by and fewer families are now coming
through. Your feedback is still good and no one has any suggestions on
things you can do differently, so you continue wait for an offer.
Finally a really nice homebuyer looks at your house and is showing real
interest. She even comes back with her parents so they can "bless" her
decision, after all they are gifting her some money so she can
purchase. Again the feedback is positive, even from the parents. But
the offer never comes and though your real estate agent tries to get
you feedback, there is none.
There is nothing worse than having to keep your home "Ready for Public
Viewing" every single minute of every single day. You wake up everyday
and make your beds without creases. You finish a meal and the dishes
are cleaned up immediately. You come home from shopping and your
packages are put away instantly. You come in from the outdoors and your
jackets are hung up in the closet right away. The cat's litter box is
cleaned the second after they finish doing their business. There is no
dog hair on the floor, ever.
There is no such thing as sleeping in on the weekends - this is prime
showing time. Forget about staying in comfy clothes and lounging about
in front of ESPN or HGTV for the day, this is no longer an option for
you. Let's face it, you are you are living in a fishbowl. Why? Because
you just never know when a real estate agent is going to call you (from
your driveway) and ask if they can show your house in 10 seconds. You
need to be ready at all times because you need to sell your house and
you are ready to move.
Frustration is building up! Your Real Estate Agent assures you that
though the market is slower than in previous years, if you are patient,
it will sell. You reduce your price and re-adjust your patience cap and
wait....and wait....and wait.
A few more weeks go by and even fewer people are coming through. And
your angst and worry are kicking up a notch. You are quickly tiring
from living in a glass bubble waiting for someone who might call to ask
if this is an okay time to show your home. I mean of course, you keep
your home picked up anyway, but this is getting ridiculous.
You call your real estate agent who seems to have suddenly dropped off
the face of the earth. Hello??? I'm paying you thousands of dollars and
you can't call me once in a while and let me know what the heck is
going on???
What are you doing to sell my house? What can I do to help you sell my
house? Yes, of course I appreciate that you are advertising regularly,
but obviously it is going to take more than that! Yes, I realize that
the house is listed in the Multiple Listing Service, but perhaps that
just isn't good enough in this day and age!
This is a different kind of real estate market! And it is going to take
a different kind of plan to sell your house! And unless time is not a
factor for you, you better start doing something different or else
learn how you will enjoy the waiting game.
I've owned some real estate in my day. I have sold in up markets and
down markets. But I have never seen the likes of today's market! As if
there isn't enough competition from those of us who are just regular
homeowners who need to sell. The influx of foreclosures, short sales,
and auctions have just about tanked the property values and killed the
market. And while "they" say, "this too will pass", truthfully that's
not helping me right now. I need to sell my house! And no one has any
freakin' suggestions on what I can do in order to get this done!
Listen, I had a house on the market for months and months and I hated
every minute of it. I mean, I already knew that property values were
less than when I bought it, but to top it off, every month it didn't
sell, I went deeper into a financial hole. I was tired of keeping up
with everything just in case someone was going to show it. And I was
cranky because I wasn't sleeping.
Whenever someone came through I hoped this would be "the one". The
person who would buy my house and put me out of my misery. What's even
worse were the couple of times a selling agent called my listing agent
and told her that he was writing up an offer...an offer that never
came.
I had enough of the ups and downs! And it was truly driving me out of
my mind!
I hired one of the most experienced real estate teams in the area and
even they can't sell my house. Nor can they give me any ideas on what
we can do differently. That in and of itself just adds to the
frustration. What the heck is going on here?
And something else that was becoming more evident and painfully obvious
with each passing month, potential buyers aren't coming around that
often anymore. And I know that my house doesn't have a chance in "heck"
of selling if I (or my hired estate agent) can't even get any one to
come look at it anymore.
Where is everyone? Where are my buyers? Actually all I need is one
person or one family to fall in love with my house enough to want to
buy it...Where are they? In the beginning, we had a lot of showings,
several people or families per week. Then it reduced to several people
per month. At one point 6 weeks went by with only one showing. (And no
this wasn't the December Holiday Season, though I wish I could tell you
it was).
So, here I was keeping my house in perfect condition just in case
someone shows up and no one did...that just stinks! We needed to get
people in here and I couldn't find anything that actually worked.
What's worse is that no one was offering any suggestions on what else
would help me!

So what is a home seller to do? First, this is not a bash my Real

Sign a six month listing agreement and if you feel that the agent is
doing a good job, then tell him/her that you will give them a 6 month
extension (and stay true to your word). However, if they have not
performed as you had originally expected and if they have not done all
that they said they would (which by the way, you did get in writing,
right?) then you are not committed to them for a full year.

Heads up: There's an ongoing spamdexing of Google searchbot algorithms. Sites that are 'copies of copies' and cloaked sites which include Zorgium keywords presented to search engine crawlers yet garbage content presented to human visitors were hosted on thousands of IP addresses and domains registered immediately after the introduction of Zorgium in November of 2009. The Hostgator/'The Planet'/Softlayer datacenters in Texas seem to be the epicenter of this activity in conjunction with anonymously registered domains of various TLD's but primarily .info domains at Godaddy which, in our opinion, has some sort of connection to the domains of goldmint.in and goldmint.org. Google has begun to notice this and has begun to lower the ranking of these sites and put our original sites back on top of the search rankings. These actions, as far as we can tell, negatively impact the use of the keyword 'zorgium' as a search term and provided little benefit, if any, to the perpetrators.
ZORGIUM note to content providers: If you don't want your page to appear in Zorgium's search abstraction then put an exclusion for "Zorgium" in your web server's robots.txt file.
